Is your attic ready to be air sealed?
Attic air sealing in Murrieta means finding and closing the gaps where air from your rooms leaks up into the attic, and plugging the big holes saves far more than chasing every small one. It keeps the air you pay to heat and cool down in the house, and it gives any new insulation a fair chance to do its job.
Most people call because a room won't stay comfortable or the power bill doesn't make sense, but before anything gets sealed I want to know what's already up there, since a wet spot or a buried problem has to be dealt with first and sometimes the old material has to come out through insulation removal. The price and the schedule turn mostly on how many big leaks your attic has, how easy it is to move around in, and whether anything needs fixing before we seal, and the written estimate I leave you spells out each of those for your house.
How can you tell your attic is leaking air?
A room that won't settle
The room over the garage or the bedrooms upstairs never match the thermostat, even with the system running hard. Usually house air is escaping through gaps at the tops of the walls, and the longer it goes, the more you pay to condition a room that can't hold it.
Dust around lights and vents
Gray dust lines on the ceiling around can lights, vents or the attic hatch mean air is pushing through those openings. If new insulation goes over them without sealing, it just filters the draft instead of stopping it.
A power bill that climbs
The bill keeps going up even though nothing about how you live has changed. Air leaking into the attic is a common reason, and adding insulation alone usually leaves part of that bill right where it was.
How we handle attic air sealing
I start by going up and reading the attic, because dirty, darker patches in the old insulation show where house air has been moving through it. We go after the big leaks first, along the tops of the walls, at dropped soffits, which are the boxed-in ceilings over cabinets or a hallway, and behind kneewalls, the short walls in rooms tucked under the roof, since that's where most of the air gets out. Then we close the smaller gaps around pipes, wiring, can lights and the hatch, use sheet metal where a hot flue passes through because foam doesn't belong against it, and keep the eave vents clear so the attic can still breathe.
Sealing is often only half the job. If the insulation up there is thin or patchy, retrofit insulation brings it up evenly, with the edges as deep as the middle. When the ductwork runs through the attic, I'll usually point you to spray foam insulation at the roofline, which costs more but seals and insulates in one step. Otherwise, sealing the gaps and topping up the loose fill is usually the better buy.
Sealing on its own
Suits an attic that already has a good, dry layer of insulation. We pull it back where the leaks are, seal them and lay it back down.
Sealing with a top-up
Suits most attics, where the insulation is matted down or thin at the edges. We seal the gaps and add blown-in insulation, loose fill blown through a hose, so the coverage comes out even.
Sealing with spray foam
Suits an attic where the ductwork lives. Foam costs more, but it closes the air leaks while it insulates, so the ducts end up on the comfortable side.

(951) 319-3238Who can do attic air sealing in Murrieta
California's C-2 insulation contractor license covers installing any kind of insulation for temperature or sound control, and the state licensing board says even a job under $1,000 needs a licensed contractor once the person doing it hires workers to help. In Murrieta, the city's Building and Safety Division enforces the codes and standards that apply to work on your house. So when someone offers to seal your attic for cash with a couple of helpers, it's fair to ask about their license before they go up the ladder.
We're based in Murrieta and see a lot of two-story houses with a bonus room over the garage, dropped soffits over the kitchen and kneewalls around rooms built into the roof. The same layouts show up on our jobs in Temecula and Menifee, so I usually have a good idea where to start looking.

I go up and look
I come out myself, get into the attic and look at the leaks, the old insulation and anything that has to be fixed first. You get a written estimate listing what I found, what comes first and what I'd suggest, so you see the price before you decide anything.
We seal, with me there
If you go ahead, I'm on the job with our crew, working from the plan we agreed on. If we open something up and find a surprise, I'll show you before we change course.

Frequently asked questions
What needs to be fixed in my attic before air sealing?
Wet or damp insulation, moldy or rotted rafters or joists, little or no attic ventilation and old knob and tube wiring should all be fixed by a professional before the attic is sealed. Damp insulation usually points to a roof leak, and kitchen, bath or dryer vents blowing moist air into the attic need fixing too. When I find any of that, it goes at the top of your free estimate, ahead of the sealing.
Is it safe to air seal an attic with a gas furnace or water heater?
Yes, as long as gas appliances are tested to make sure they vent their exhaust properly, both before and after sealing. In some cases a tighter house can make a naturally venting furnace or water heater push its exhaust back into the home, so that test is a normal part of a careful job, not an extra.
Can sealing my attic make the air in my house worse?
It can, because sealing may trap indoor pollutants like carbon monoxide, radon and volatile organic compounds, the fumes that come off things like paints and cleaners, and that can make the house unsafe. Handling it may take added ventilation fans and repairs that cut down where those pollutants come from, which can add to the job, so I'd rather talk it through at the estimate than surprise you later.
What is the best way to air seal an attic and add insulation?
Seal first and insulate after, because once new insulation covers the gaps they're much harder to find and reach. If you're planning new insulation anyway, book the sealing as the first part of that project so the attic gets done in the right order.
How much does attic air sealing cost in Murrieta?
The cost comes down to how many big leaks your attic has, how hard they are to reach and whether repairs have to come first. A low roof, a tight hatch, lots of can lights or old insulation that has to be pulled back or removed all add time, and adding a top-up or spray foam changes the total. I'll give you a written number after I've been up there and seen it.
How do I tell if my attic insulation is vermiculite?
Vermiculite is lightweight, pea-size and flaky, usually gray, and since it may contain asbestos it should be left undisturbed until an approved lab tests it. Your local health department can name an approved lab. We won't seal or work around that insulation until the results are back.
