Should the old insulation in your attic come out?

Insulation removal in Murrieta means we take the old insulation out of your attic, by vacuum or by hand, so the space is bare and anything wrong underneath shows before a new layer covers it.

Most people call me because a room upstairs won't cool down, the power bill doesn't add up, or someone looked through the hatch and saw droppings or stains. Old insulation only needs to come out when it's damaged, so the first thing I do is go up and see what's actually there before anyone talks about new attic insulation. The price mostly turns on the attic's size, how much has to be pulled by hand around boxes and debris, and whether there are droppings to work around, and the schedule turns on those same things plus any inspections if the work is part of a bigger remodel. Your written estimate puts your own number on it once I've seen the attic.

How can you tell old insulation needs to come out?

Stained or matted insulation

If the insulation looks flattened, dark or crusty in spots, water has usually gotten to it from a roof leak or a sweating duct. Wet insulation stops doing its job and holds moisture against the wood, so the longer it sits, the better the odds of mold in the framing and a stain coming through your ceiling.

Droppings and chewed tunnels

Nests, tunnels and droppings across the top mean mice or rats have been living up there, and you'll often smell it first in the room over the garage. Every month they stay adds more mess to take out and more dust that gets into the air when anyone disturbs it.

Pebbly gray or gold fill

Loose, pebble-like insulation that's gray-brown or silver-gold can be vermiculite, which is a different job from ordinary removal. Leave it alone for now, because who should take it out changes, and I explain why in the questions below.

How our insulation removal works

I start by figuring out why the old insulation went bad, because if a leak or a rodent's way in is still open, new insulation will fail the same way. We take old insulation out when it's wet, moldy, burned or full of pests, vacuuming it where we can and pulling it by hand where boxes or debris are mixed in. Where there are droppings we work slow to keep the dust down, and if it looks like vermiculite, we stop and point you to a separate asbestos firm instead of touching it ourselves. With the attic bare, we do the air sealing, closing the gaps around pipes, wires, can lights and the hatch, and we make sure the eave vents are clear so the attic can breathe once the new layer goes in. If something still needs fixing, I'll tell you the attic isn't ready yet rather than bury it.

Water and pests don't always stop at the attic, so if I find droppings or damp under the floor too, we can handle crawl space insulation while we're there. And when one room still runs hot after the attic's done, wall insulation is usually the next thing I'd look at.

  • Sealing plus blown-in fill

This suits most attics we clean out, because sealing the gaps and then blowing in loose fill through a hose gets you a warm, even layer for less than foam. We keep it as deep at the edges as in the middle, which is where a lot of attics come up short.

  • Spray foam after removal

This makes sense when your ductwork runs through the attic, because foam seals air and insulates in one pass and keeps those ducts out of the heat. It costs more, so I only suggest it when the ducts are up there.

Insulation removal permits and attics in Murrieta

Murrieta's Building & Safety Division lists an insulation inspection on its alteration and fire damage repair permits for single family and multifamily homes, so if your removal is part of a remodel or a fire repair, the new insulation gets inspected. The city's list doesn't settle whether pulling insulation out by itself needs a permit, so when it isn't clear for your house, we check with that office before we start. When a permit is needed, we take care of the application and line up the inspections with the city or county office for your address.

A lot of the houses we work on here have the ductwork in the attic, and the summer heat bakes whatever's up there, so a sweating duct or a slow roof drip can soak insulation for a season before anyone notices. We're based in Murrieta and work across the cities around it, and we see the same mix of heat, ducts and mice on jobs in Temecula and Menifee.

What happens after you call us about insulation removal?

  1. Call or send us a note

Call (951) 319-3238, email office@insulationmurrieta.com or use the form, and we'll set up a time for me to come out. We answer Monday through Friday from 8 AM to 9 PM and weekends from 6 AM to 9 PM.

  2. I go up and look

I come out myself, go up in the attic or down in the crawl space, and then walk you through what I found, what has to be fixed first and what I'd suggest. You get it in a written estimate, so you can see what you'd be paying for before you decide anything.

  3. We remove and prep

If you go ahead, I'm on the job with our crew to take the old layer out, seal the gaps and get the attic ready. When the work is part of a permitted remodel or fire repair, the city's insulation inspection comes after the framing and rough mechanical, plumbing and electrical inspections, so we plan the new layer around that order.

  4. Check the work with you

Before we pack up, we check the work against the plan we wrote. Then you see it yourself before we leave, and I'll show you why we did each thing.

Frequently asked questions

How much does insulation removal cost in Murrieta?

Attic insulation removal across the US usually costs about $1 to $2 per square foot, and that covers taking the old layer out, not the new insulation that goes in after. Your own number depends on what I find up there, and your written estimate spells it out once I've seen the attic.

How long does attic insulation removal take?

A national cost guide puts removal anywhere from about 4 hours to 2 days or more, depending on how big the attic is and how complicated the job gets. A large attic, or one with stored boxes and debris mixed into the insulation, lands toward the long end because more of it has to come out by hand.

Who should remove vermiculite insulation from my attic?

EPA advises having a trained, accredited asbestos abatement contractor take vermiculite out, and that firm should be separate from the one that checked it. Keeping the two apart keeps a conflict of interest out of the job, and EPA also advises homeowners to leave the removal to others rather than do it themselves. The state contractor license board has its own asbestos abatement class, C-22, so that's worth checking on whoever you hire.

Is it safe to remove attic insulation with mouse droppings in it?

It can be, if it's done carefully, because San Diego County health guidance says hantavirus gets into the air when dried mouse urine, saliva or droppings are stirred up. That's the reason behind our slow, low-dust approach, and it's fair to ask any crew what respirators its workers wear.

Who do I call about an insulation permit in Murrieta?

Call the city's building office at 951-461-6062, which takes calls from 8 AM to 5 PM. If you'd rather not make that call, it's part of what we sort out before we start.

How do I know if old attic insulation should be removed or just added to?

Take it out when moisture, mold, fire or pests have damaged it, which is the same line one cost guide draws. If it's dry and clean, removal usually isn't needed, and I'll tell you which way your attic should go after I've been up there.
